Lichardi - Miller Vote to make a DIFFERENCE!!!! Compare and Contrast the history of Freehold Borough Development.... Lichardi and Miller support Downtown Redevelopment...that will benifit the entire community. We totaly embrace LONG over due, active development of our Business district. Monmouth County is one of the TOP ten counties in the Unites States. Freehold Borough is the Capital of Monmouth County, and as such, we need to re-build our image, we must attract not only Restaurants and Retail. I have been saying for the last TWO YEARS..... We must attract economic and business development that will bring good jobs to ALL our residents, not just service worker jobs. DEVELOPMENT MUST ALSO PROVIDE HOME OWNER TAX RELIEF TOO! And only Lichardi and Miller have a detailed plan to do just thisHOMEOWNERS MUST NOT CONTINUE TO BE THE SOLE SOURCE OF INCOME FOR THE Borough of Freehold!!! We can no longer afford undeveloped Downtown Property (like the Main Street Exxon and the Bennett Street School House), sitting in total limbo. Only through Bi-Partisan council leadership, Lichardi and Miller will push to turn our stagnant downtown into a stand out, stand up and rebounding “UP-TOWN”. What is a Transit Village? These municipalities have demonstrated a commitment to revitalizing and redeveloping the area around its transit facility into a compact, mixed-use neighborhood with a strong residential component. more about Lichardi-Miller

[/shadow][/glow] Lichardi - Miller Vote to make a DIFFERENCE!!!! Compare and Contrast FOR IMMEDIATE RELEASE -Freehold Borough, NJ | October 22, 2008 October 19- 25, 2008 is National Childhood Lead Poisoning Prevention WeekLichardi - Miller will work to make Freehold Borough a 100% lead free Residential Rental Property Zone!Fact is all pre-1978 residential construction is considered a source for lead, found in layers of paint, pipes, etc.... A year-long investigation by the Department of the Public Advocate (DPA) uncovered significant problems in the systems designed to protect New Jersey children from lead poisoning. Since the signing of Governor Corzine’s executive order (#100) and the release of the Department's report, Getting the Lead Out: The Childhood Lead Poisoning Crisis in New Jersey, state agencies and city officials have taken significant steps in better protecting children from lead hazards. They have also partnered with community organizations as well as local health centers and hospitals to address this severe epidemic. In the Fall of 2007, the Department undertook a field investigation into lead paint poisoning in five New Jersey cities- Camden, East Orange, Irvington, Newark, and Trenton- that together account for 31% of all lead poisoned children in the State. The addresses that were field tested were all ones in which at least one child had been previously poisoned. Approximately one third of the addresses had also undergone a previous abatement. In light of these two factors—prior poisonings and previous abatements—the results of our investigation were particularly disturbing: 82% of the residences tested had extremely elevated levels of lead-contaminated dust. Based on these findings, the Department asked the subject cities and others to enter into an agreement to become a Model Lead-Safe City. Freehold Borough has over 1900 residential rental units, that's over 40% of our residential property. This is why Team Lichardi - Miller say it is "Time to get the Lead Out"Fact is any pre-1978 residential construction would be considered a source for lead, wither through layers of paint, pipes, etc.... The Plan- * Post a list of Lead Disclosures on the Borough website. * Residents are entitled to "know where the lead is" so we will establish a Lead-Safe Housing Registry through the State. Registry housing will be placed into one of four categories: a. lead-free, which shall include any housing constructed after 1977 and housing certified to be free of lead- based paint by a lead evaluation contractor licensed in accordance with N.J.A.C. 5:17; b. lead-abated, including housing where lead-based paint hazards have been permanently abated in accordance with N.J.A.C. 5:17; c. lead-hazard controlled, including housing in which preventative maintenance practices and interim controls have been implemented in accordance with a State or local property maintenance code; or d. lead-free interior, which shall include housing certified to have a lead-free interior by a lead evaluation contractor licensed in accordance with N.J.A.C. 5:17.
* Coordinate "free" lead screening for our children in partnership with Centrastate * Offer assistance to all qualified home owners and landlords to State and Federal Lead Abatement programs! * This can would be a coordinated effort between Borough Code enforcement, our proposed Permanent Rental Committee [/color]and the Borough Administrators office. [/shadow][/glow] Lichardi - Miller Vote to make a DIFFERENCE - Compare and Contrast FOR IMMEDIATE RELEASE -Freehold Borough, NJ | October 22, 2008 OUR 2007 Proposed Permanent Rental Board voteted.blogspot.com/2007/10/we-must-insist-that-this-munipality.htmlIt's been said that Freehold Borough has a staggering 1,900 rental units. We have endured absentee Landlord “mismanagement” issues for too many YEARS! Only until this election year have we heard any interest from our Municipal Government about having a Permanent Rental Board committee. Lichardi - Miller continue to proposed (as candidate Miller proposed in 2007)Permanent Rental Board will meet publicly once a month. Business matters for the ongoing agenda will be discussions of existing code, code improvements, wins, failures and an accountable public review of actions taken (as permissible by law) on activities conducted by Code Enforcement on behalf of Tenants, Landlords and Neighboring residents. All interested parties, IE., Tenants, Homeowners, Landlords are encouraged to attend. This will be OUR Boroughs official venue for addressing Freehold Boroughs most critical Quality of Life issue for Home owners and Renters, respecting our homes! The Lichardi - Miller permanent Rental Board will serve to educate the community about housing standards that Landlords must uphold, the living conditions by which tenants find acceptable and lessons on “GOOD NEIGHBOR BEST PRACTICES” for those who call Freehold Borough “HOME SWEET HOME”. Lichardi and Miller will also push for an 8 year Owner Occupancy ordinance for all new construction, as well as qualifying Gut-Reconstruction projects. more about Lichardi-Miller
