Don't be so shocked when you open your tax bills today. We are now paying $2.127 per $100 of assessed value with more than 53% going to the school districts !!

The only good thing about owning an older home in the Borough (mine is 83 plus years old) is that the taxes are less (meaning the assessed value) than on newer homes. Your other disadvantage, Brian, is the proximity to the High School. There are other "hot spots" around the borough that generate a higher assessed rate based on their proximity to the borough schools.

The 53% to schools is not at all shocking. Northern VA Counties put from 48 to 73% in. Most around 60% My County, Loudoun, has the highest -- which is consistent with it being one of the fastest growing counties in the US 4 out of 5 years. Everyone moving in has kids -- everyone. Two years ago, we hired 1,000 new teachers to meet demand. We open an average of 6 new schools every year. Still -- our total tax rate is half that of the Borough. Most of that is the cultural difference between NJ and VA -- though VA has some taxes that NJ does not -- which spreds the burden away from just property taxes.

" The wife and I would love an older home! But, hell, we couldn't afford the taxes. At least not here in the soviet socialist republic of New Jersey.....
