See beloe. This is an excellent study, which may help direct Freehold Borough's downtown development.
It is refreshing that, more than anything else, great restaurants form the basis of a great downtown.
I would have thought that convenient parking would have figured higher on the list, especially ahead of landscaping. In fact, parking isn't even reported on, at all - an oversight? Hmmm... was the question asked or was the thought thrown out there for others to consider?
"Locally-owned" shops are a good fit for Frehold Borough with a major regional mall, so close by.
Live theatres and nightclubs came in slightly lower than I would have expected. I figured that about 1/3 of the folks visiting downtowns go for good entertainment. I still think that if our theatre moved to larger quarters and offered a more "Count Basie Theatre" type schedule of events, it would be good for the downdown.
6 in 10 residents shop in their downtowns. I surmise, we have to work on improving our own numbers in FB. The question remains...what do our own residents want to find downtown?

Poll picks Red Bank as a "best downtown"

Red Bank has the best downtown in central New Jersey, according to a Monmouth University/New Jersey Monthly poll released Monday.
The Feb. 8-12 poll divided the state into three regions, and the results came from 801 New Jersey adults, according to the polling data.
In the Central Jersey region, Red Bank beat out Princeton, New Brunswick and Metuchen for its cosmopolitan qualities, according to the data.
In North Jersey, Newark was identified as having the region's best downtown, and Atlantic City was picked as South Jersey's best bet.
In the telephone poll, respondents were asked to assess what attracted them to a downtown and found that good dining options and a pleasant atmosphere were the most important factors.
Specifically, 71 percent said good restaurants were an essential factor, 59 percent said good landscaping, 54 percent said locally-owned shops, 38 percent said interesting architecture, and 28 percent said live theaters and nightclubs.
Just under half of state residents, or 45 percent, say their hometown has a section they would call a "downtown."
This ranges from 77 percent in the state's largest cities to 27 percent elsewhere in New Jersey.
Six in 10 New Jerseyans who have a downtown area in their hometown say they shop or dine there on a weekly basis.
The poll asked residents to name their favorite downtown and then came up with a list of 119 towns located in every corner of the state.
The top 11 downtowns in New Jersey are located in nine counties.
The poll had a margin of error of plus or minus 3.5 percent.
